The Power of the Media

Up front, let me say I have no confirmation that David Letterman actually wrote the following.  Actually, knowing his liberal lean, I would be shocked if he actually did write this.  That said, whomever wrote this brings to light many good points that Americans should read - maybe then, they would be thankful of what we have.  There are thousands everyday coming into this country - why?  Because they know!

Right on David He is telling us the truth

 

David Letterman wrote this; it's the David we
don't often see...

' As most of you know I am not a President
Bush fan, nor have I ever been, but this is not
about Bush, it is about us, as Americans, and it
seems to hit the mark.


'The other day I was reading Newsweek
magazine and came across some Poll data I found
rather hard to believe. It must be true given
the source, right?


The Newsweek poll alleges that 67
percent of Americans are unhappy with the
direction the country is headed and 69 percent of
the country is unhappy with the performance of
the President. In essence 2/3 of the citizenry
just ain't happy and want a change. So being the
knuckle dragger I am, I started thinking, 'What
are we so unhappy about?''


A.. Is it that we have electricity and
running water 24 hours a day, 7 Days a week?


B.. Is our unhappiness the result of
having air conditioning in the summer and heating
in the winter?


C.. Could it be that 95.4 percent of
these unhappy folks have a job?


D.. Maybe it is the ability to walk
into a grocery store at any time and see more
food in moments than Darfur has seen in the last
year?


E.. Maybe it is the ability to drive our
cars and trucks from the Pacific Ocean to the
Atlantic Ocean without having to present
identification papers as we move through each
state?


F.. Or possibly the hundreds of clean
and safe motels we would find along the way that
can provide temporary shelter?


G.. I guess having thousands of
restaurants with varying cuisine from around the
world is just not good enough either.


H. Or could it be that when we wreck
our car, emergency workers show up and provide
services to help all and even send a helicopter
to take you to the hospital.


I.. Perhaps you are one of the 70
percent of Americans who own a home.

J.. You may be upset with knowing that
in the unfortunate case of a fire, a group of
trained firefighters will appear in moments and
use top notch equipment to extinguish the flames,
thus saving you, your family, and your
belongings.

K.. Or if, while at home watching one
of your many flat screen TVs, a burglar or
prowler intrudes, an officer equipped with a gun
and a bullet-proof vest will come to defend you
and your family against attack or loss.

L.. This all in the backdrop of a
neighborhood free of bombs or militias raping and
pillaging the residents. Neighborhoods where
90% of teenagers own cell phones and computers.


M.. How about the complete religious,
social and political freedoms we enjoy that are
the envy of everyone in the world?


Maybe that is what has 67% of you folks
unhappy.


Fact is, we are the largest group of
ungrateful, spoiled brats the world has ever
seen. No wonder the world loves the U.S. , yet
has a great disdain for its citizens. They see
us for what we are. The most blessed people in
the world who do nothing but complain about what
we don't have, and what we hate about the country
instead of thanking the good Lord we live here.


I know, I know. What about the
president who took us into war and has no plan to
get us out? The president who has a measly 31
percent approval rating? Is this the same
president who guided the nation in the dark days
after 9/11? The president that cut taxes to
bring an economy out of recession? Could this
be the same guy who has been called every name in
the book for succeeding in keeping all the
spoiled ungrateful brats safe from terrorist
attacks? The commander in chief of an
all-volunteer army that is out there defending
you and me?


Did you hear how bad the President is
on the news or talk show? Did this news affect
you so much, make you so unhappy you couldn't
take a look around for yourself and see all the
good things and be glad? Think about
it......are you upset at the President because he
actually caused you personal pain OR is it
because the 'Media' told you he was failing to
kiss your sorry ungrateful behind every day.
Make no mistake about it.


The troops in Iraq and Afghanistan have
volunteered to serve, and in many cases may have
died for your freedom. There is currently no
draft in this country. They didn't have to go..
They are able to refuse to go and end up with
either a ''general'' discharge, an 'other than
honorable'' discharge or, worst case scenario, a
''dishonorable' ' discharge after a few days in
the brig.


So why then the flat-out discontentment
in the minds of 69 percent of Americans?


Say what you want but I blame it on the
media. If it bleeds it leads and they
specialize in bad news. Everybody will watch a
car crash with blood and guts How many will
watch kids selling lemonade at the corner? The
media knows this and media outlets are for-profit
corporations. They offer what sells, and when
criticized, try to defend their actions by
'justifying' them in one way o r a nother Just ask
why they tried to allow a murderer like O.J.
Simpson to write a book about how he didn't kill
his wife, but if he did he would have done it
this way......Insane!


Turn off the TV, burn Newsweek, and use the New
York Times for the bottom of your bird cage.
Then start being grateful for all we have as
country. There is exponentially more good than
bad. We are among the most blessed people on
Earth and should thank God several times a day,
or at least be thankful and appreciative.' 'With
hurricanes, tornados, fires out of control, mud
slides, flooding, severe thunderstorms tearing up
the country from one end to another, and with the
threat of bird flu and terrorist attacks, 'Are we
sure this is a good time to take God out of the
Pledge of Allegiance?'

What do you have to offer prospective clients? Do they know?

Are these questions that you ask yourself daily?  Weekly? Monthly? Or do you ask yourself these quesitons at all?

I heard a comment the other day that struck me as a bit odd 'You can do too much on the internet'  Can you?  I think not, I think that there is so much more that I CAN DO!

Some Realtors have been in the business for many years now and have established a great reputation and have a loyal clientel.  Pam and I are fledglings in this profession in terms of years.  While we have had great success, especially considering that we came in when the market was on the downturn, we have remained positive and looked for innovative ways in which to reach out to prospective buyers and sellers.

When Sellers aren't Selling

Remind them "Presentation is everything!"

At times the sellers themselves thwart the efforts of the Real Estate Agent. Nothing can be quite 
as frustrating as trying to pull all the weight when someone else is adding to the burden by
being uncooperative!

If you have a seller who is not making sure their home is presentable to a potential buyer, remind
them that, in a competitive market with more inventory than we've seen in some time, presentation
is everything!
By eliminating points the potential buyer may find fault with and bringing out the
positive amenities, they are more likely to sell the home and get the price they are asking for. Here
are just a few tips that will help them support your efforts as their representative in the transaction:

Let There Be Light. Buy some 100-watt bulbs to brighten the rooms, and open curtains or blinds
to let light in. Unless a window faces a brick wall or some type of eyesore, open the drapes!

Garage, Not Garbage. Have a garage sale to clean out the clutter and make the garage
more spacious. Your clients are moving and will need to start organizing anyway, so why wait until
the last minute? Clean up oil spots in the garage or carport with a good cleanser to remove that
"lived-in" appearance. The home may not be brand new, but it's new to the potential buyer.

Make Scents. Get a nice potpourri air freshener, or keep some refrigerated cookie dough on hand
to throw in the oven when a prospect is coming over. Make the house smell like a home.

Paint-relief. Consider re-painting any areas that need to be touched up, especially the front door
and entryway, and any appliances that are showing their age.

Power Plants. Trim down any jungles outside, especially if they cover the house. Get rid of any
half-dead houseplants. Water the lawns briefly before any visit, and k eep the lawns mowed and edged.

The Price is Right. Price may be a sensitive issue, but with increased inventories and declining
home values in many neighborhoods, remind your clients that every shopper in a buyers' market
is determined to get the best deal possible. Let them know that now is a good time to compare
their house with others on the market in the same area, because the right price is the one thing that
will sell their house faster than anything else.

The World is Your Stage. Professional staging can help to showcase the best side of a home,
create more interest, and get your clients top dollar. With increased inventories, staging could
provide the competitive edge you need.

These tips were derived from 33 Ways to Sell Your Home Fast!, an info-marketing booklet I use as
part of my campaign to market my services to FSBOs. In many cases, people who are attempting
to sell their own home eventually become frustrated and end up seeking out a professional Real Estate Agent.

Real Estate Commission Reduced By Advertising Costs

A great article that will hopefully assist prospective buyers and sellers in understanding that a Real Estate Agent is similiar to a sole propretiorship where the agent must pay their own federal taxes, social security, insurance, medicare.  This along with advertising and operating costs associated with such a business.

Summary: A real estate agent writes that real estate commissions are reduced by real estate advertising costs. The real estate agent describes other costs that lower real estate commissions more. In addition to real estate advertising costs, real estate agents may have to split commissions with other agents and pay for gas and extra help.

 

Q: I just finished reading your answer to the question about 90-day listing agreements and I couldn't help but to write to you. I don't agree or disagree on writing a 90 day listing agreement. I have written them many times for 90 days and most people relist anyways.

It's not always the most convenient thing to do, but if my customers don't want to relist with me then I probably don't want to relist with them.

I do agree with the person who wrote this question, that homes are on the market well over 150 days. In fact in many of our neighborhoods here the number is actually 190+.

What gets to me is that people seem to think we shouldn't make a living. That 5 or 6 percent or whatever the agent is charging is very often split with a buyer's agent. So on a $100,000 home at 6 percent, the listing agent is making $3,000.

Advertising for an average agent costs almost up to $1,000/ month and can be much more. Just two real estate magazines' page ads run over $400, and sellers always want their houses in print. And then there are the costs of signs, lockboxes, Web site fees, any kind of print media and mailers, etc. In our area, we are rural, and many of our homes here sell under $150,000, so these numbers are not a far stretch.

Let's not forget we then split the commission with the broker, let's say 30 percent, and then pay desk fees. And gas, and time. And let's not leave out our knowledge, our expertise. Preparing contracts, keeping our customers organized and within the time limits in their contracts. So that leaves us probably with less than $1,500 on a $100,000 sale.

Now if we're selling several homes every month then we would be making an average living – and I stress average – but right now even some of our top agents have a month where the sales are falling apart.

Short sales take months to close, buyer's financing falls through and such. So selling one house a month would earn me a little over $13,000 per year? Boy I guess I'm greedy. And what about agents who list at 4 percent, or those whose office fees or splits are greater?

I bet it would be difficult to find someone willing to be on call seven days a week who actually works a good eight hour day for at least five of those days and only makes that much per year. Fortunately many people recognize the amount of work we do for them. Unfortunately the ones who don't see it this way are always the ones who make it to print.

And for those that think we are useless, well just look at what the housing crisis is proving. Without us selling homes, many other trades and businesses are collapsing. Without a real estate transaction, there are no closings for title agents, no new mortgages, no home inspections, septic inspections…well you get the idea.

A: Your letter provides an interesting look inside the real estate profession, and I can tell you're frustrated. I appreciate your comments about the length of listing agreements and think that it's wise of you to work with your clients to accommodate the length of time that they want for a listing.
 
Many agents worry that if they don't sign their clients up for the long haul, they won't renew their listing agreements. So, they push for a long listing agreement that just pens everyone in.

Thanks for also providing an inside look at how the finances of being a real estate agent often differ from what many home buyers and sellers would have expected – especially in a slow market.

It's true that very few agents are paid on an hourly basis for their work. Most, like you, rely on flat-rate commissions for their income. Your letter provides a glimpse at some of the out-of-pocket expenses agents often bear, like advertising, the entertaining of clients, gas, car maintenance, technology expenses (like computers, cell phone and Blackberry services), and other expenses that keep your business humming.

If you lived in a high-cost area, like New York City, where the average home sells for nearly $1 million instead of $150,000, the economies would work better, even if you just sold one house per month.

But in areas where the average sale is $150,000 or less, it's tough to make ends meet when your fixed costs don't fall but your commissions do.

There are good agents and bad agents, good clients and bad clients. I think the hallmark of a great agent is that he or she makes it all look easy and seamless. You sound like a hard-working agent who is trying to make a living in a very tough real estate market. I wish you continued success.

Five Ways to Cut Energy Usage & Save Money Around the House

With Clarksville's Department of Energy just announcing a 20% increase in your electricity rates the below information is something many in our area need to read and attempt to apply in their everyday lives.  While 20% may not sound like alot - it adds up quickly.

It takes unimaginable amounts of energy to power the United States, and the needs is constantly growing. As global warming and fuel crises gain more and more public attention, people everywhere are now looking for ways to live a greener lifestyle. But this doesn't mean rebuilding your home to run on solar energy, or overhauling your current lifestyle. There are plenty of small, simple things you can do every day to help reduce your household's energy consumption (and even waste). Here are five effective changes you can make right now.

1.Turn Off the Lights
We've all heard this a million times, whether in the midst of an energy crisis or not. But that doesn't make it any less true. By turning off the lights when you leave a room, or simply using one light instead of several, you can save big bucks on your electric bill over time. Plus, you'll cut back on a lot of wasted energy by using it more sparingly. Also, installing lower wattage bulbs not only reduce energy use, they also typically last longer, meaning you'll save money on your shopping bills, too.

2.Check Your Insulation
Poor insulation can cost you big time in wasted energy. Year round, insulation works to keep your house cool or warm, depending on the season. If you have poor quality insulation, or if it's old and losing effectiveness, you could be wasting not only an incredible amount of energy, but you could also be significantly overspending on your electricity bills. Just like it doesn't make sense to leave the air conditioner on with the windows open, heating or cooling a house with poor insulation is both wasteful and ineffective (and frankly, kind of silly).

3.Fix Leaks
Drip, drip, drip. Leaky faucets are huge water wasters, particularly because people often think of a leak as a small problem how much water can really be wasted by a tiny drip? Well, you'd be surprised. Just plug the sink or tub for a day and see how quickly that drip, drip, drip fills it up. If you spot a leak, fix it as quickly as possible (you may even be able to do it yourself, if you catch it early enough). Not only is it the responsible thing to do for the environment, it's the responsible thing to do for your budget, too.

4.Consolidate Wash Loads
Washing machines and dishwashers use an incredible amount of water, so next time you're going to do a load of laundry or dishes, make sure you have enough things that need cleaning to fill the load and maximize your water and power usage.
