Finding the perfect shot

In reading another post the other day in respect to open houses, I used an analogy for the perfect tee shot and it inspired me to create a post.

Golf and Real Estate have much in common whether you realize it or not.  While being a sport is definitely not one of the commonalities between the two, still similar traits must be found in both in order to succeed.

- Playing Golf is an art form according to many who are fascinated with the little white ball and chasing it all over the fairway in hopes of finding an equally little hole identified by the flag standing from it.  Real Estate is also an art, and much like the game of golf, many of the best Realtors in the ‘game' are fascinated by following the prospect all over town to find the perfect home for them.  It is an art in that you must master the following in both golf and in the Real Estate profession.

- Patience:  Ever heard a young person say they just don't have the patience for golf?  It is a game of patience and some just do not possess it.  Same holds true in Real Estate - especially in today's market.  You cannot get impatient when dealing with people.  You cannot ‘force' the issue or you will simply lose the sale.  In golf, you will simply pull your back out (been there, done that!)

- Persistence:  Golf is a game of persistence - you cannot give up after the first nine holes because you just can't seem to get your swing down.  Same holds true in Real Estate - you can't give up when a prospect does not turn into a client.  It happens - you dust yourself off, know that you provided the best you could and you move on to the next hole, er prospect.

- Dedication:  As in golf, you must be dedicated to the profession of Real Estate in order to succeed.  Dedication means taking time to hit the driving range, lessons with a Pro, and the putting green among other things.  Dedication in Real Estate is more than just a sign on your call, a blog, or a sign in a yard - it is follow up, it is late nights and sometimes weekends to ensure your client's needs are met.  It is also helping your fellow agents in need.

- Study:  To be a master at either the game of golf or in Real Estate it takes constant study on your part.  How many times have we seen Tiger change his swing?  Same holds true in Real Estate - it is constantly changing and you must be willing to change your swing in order to stay competitive in your market.

- The Perfect Shot shot keeps many golfers coming back for more.  In Real Estate, the great relationships we build keep up hungry for more - that and knowing that we made a positive impact in a family's life.

Remember, when you start to feel a little frustrated, or a bit down - that perfect shot is just one swing away.  Focus and follow-through.  Your Client will appreciate it and so will you.

Dear Mr. Cash:

 

What a pleasure to hear from you.  Thank you for contacting me to share your views on the proposed second economic stimulus package. Hearing from constituents on issues of concern is important to our office and me as we work to represent our district.

 

            As you may know, the Economic Stimulus Act of 2008, passed the House of Representatives by a vote of 385-35 on January 29, 2008.  The legislation allocated $168 billion for rebate checks to taxpayers, between $300 and $600, based on their 2007 Adjusted Gross Income level and filing status. As the stimulus package passed the House I was promised that its swift enactment would sufficiently respond to economic indicators suggesting an increased risk of a recession in early 2008. Prior to the vote, Federal Reserve Chairman Ben Bernanke testified that action was needed to stimulate the economy through targeted government spending and tax incentives. Unfortunately, the benefits from the initial stimulus package quickly wore off, the credit crisis worsened, and resulted in Congress passing additional relief in the amount of $200 billion for Fannie Mae and Freddie Mac, $122.8 billion for AIG and ultimately proposing a $700 billion bail out package for failing financial institutions at the urging of Treasury Secretary Henry Paulson.

 

As the economy continues to weaken the new Administration has proposed a new $825 billion stimulus package to provide another round of economic relief. While I agree that action needs to be taken to revitalize the economy, I am concerned that passing an additional stimulus package estimated to cost the American taxpayer an additional $825 billion, including $400 million to research climate change and $6 billion to weatherize homes, will do little to help hard working families across Tennessee pay their bills and put food on the table. Should this package pass, the Democratic led Congress will have passed $2 trillion in federal bailout and stimulus spending within the last year, raised the national debt burden to $17,000 per household, and done so without passing pro-growth policies that will enable long-term financial reform. 

 

By contrast, I am proud to support H.R. 470, the Economic Recovery and Middle-Class Tax Relief Act of 2009, which seeks to provide permanent tax incentives for economic growth. Since its introduction H.R. 470 has been referred to the Committee on Ways and Means and the Committee on Appropriations, and I am pushing hard to move the legislation to the floor of the House for a vote. You can rest assured that as Congress continues to discuss ways to revitalize the economy I will continue working to ensure Tennessee taxpayers' interests are not forgotten.

The latest Mortage Bailout Plan - A Home Run or yet another Runner Stranded?

STRIKE THREE - YOUR OUT!!!

 

Well, that is what I say.  I am not against doing something - let me just get that out of the way.  I am against lame plans that give me nothing but an increase in my taxes so that a select few can 'possibly' be helped.  Sounds like alot of banks (yet again) are going to be on the winning end.

As we all know, the foreclosures have not stopped, nor has any bank that I have heard even attempted to work with an HONEST homeowner who has found themselves in a bad situation.

Alright so, let's break this down shall we?

  • We are spending 75 Billion (probably more) to assist struggling homeowners in restructuring their loans or reducing their interest rates.
  • We are giving banks money to entice them to play along.  Sounds like it is there option for the most part.
  • Only those who are honestly in a bind are going to be assisted...(Somebody tell me how they will decide that and WHO will decide that?)

Now, here is my problem with this:

  • Most folks in a bind are in high interest loans.  The value of the home may have dropped but the point remains they signed on the dotted line to purchase said home as said price.
  • MILLIONS of Americans saw their homes foreclosed on in 2007 and 2008 - they were helped in this way.
  • The American Citizen has been asked to give money to the Auto Industry, the Financial Industry, to Special Interests, and now to a poorly planned mortage bailout. - What is next?

The solution?  Hell, I don't know, but I still think there are alot of very intelligent and finacially saavy minds that are being kept in the dark.

I still maintain that offering a fixed rate at 4% for ALL AMERICANS with good credit to:

  • Refinance
  • Buy a home
  • Buy an investment property
  • Buy a second home

Would have been a sight better for improving the situation than what we have seen thus far.  This way EVERYONE can play and everyone can take advantage of a great opportunity while HELPING the economy, cleaning up alot of the vacant homes on the market, etc.  And really, what does this cost US (and the U.S).  The banks still make money, we have Americans spending which create jobs and get people back to work and the list goes on.

Now I ask again - what am I missing?  I am not the only one who has said as much.  Seriously, at this point do you have a better idea?  Less house payment for me (if I refinanced) would mean more money to spend in the economy (Maybe even a new car!) and I am just one.  I COULD MAKE A DIFFERENCE.

I encourage everyone to take a few minutes and write your senators and your congressional representatives.  If you remain silent you are simply going along with the flow.

Stimulate me!

I know we have some brilliant minds in this country.  There is absolutely no doubt about that.  Question is, where are they?  Why are they not speaking up and letting us know their thoughts in respect to the latest deficit increase that our elected leaders have chose to put on our backs?

It seems to me that our leaders elected officials are rolling the dice with our futures and the futures of our children and even our grandchildren.  Of course many of those who have voted to pass this 'stimulus' package have a posh retirement package awaiting them at the end of their time in office, thus no real risk to them.

 

Many things play into our current situation from the greedy executives in corporate America, to the Oil Barrens, to those who jumped on more house than they could afford, but in the end we are where we are and now the question is how the hell are we going to get out of this?  There seems to be a lot of talk but not much in the way of substance and I have yet to see a road map showing us where we are headed. 

A couple of rumors have been floated and gave alot of Americans hope:

- the 4% Government backed Mortgage

- the 15,000 buyers incentive

- Mortgage restructuring

Those are just the big ones that come to mind - but where did they go?  Some screamed it would only cause inflation - I have said and still say it would have caused spending and reduced much of the vacant homes currently rotting in foreclosure.  Like an empty freezer expends more energy than that of a full freezer - so is true of an empty home, but the energy it is expending is slowly deteriorating the property and its value further.

 

The false hopes kept many Americans on the fence.  Now fear appears rampant in many parts of the country and instead of spending (or stimulating) many Americans are saving and spending less or are much more frugle.  Now, this may be a good thing in many aspects, but it also exaserbates the issue.  Giving Pam and I $500 dollars is NOT going to get us out spending - I would much rather the government keep that money.  What is it going to get me?  One month's grocery?  Come on!

 

 

 

As another said earlier, by simply giving a $15,000 credit toward the purchase of a home - there is a return of nearly double to the economy.  Imagine if the rate was reduced to 4% for both purchase and refinance?  Responsible Americans would spend - thus STIMULATING the economy.  Could it be that the greed of the very financial institutions WE bailed out could have quashed such a move?  After all they would lose money right?  Never mind that we GAVE them more money (in most cases) than their currently worth and they are sitting back waiting for more.

 

 

So, I want to hear from our brilliant minds out there - where are you?  Please explain to me and the millions of Americans like me that fail to see how this latest idea is going to stimulate our economy.  Oh, and while you are at it, maybe you can tell us where the H - double E - Hockey Sticks the money we gave to the financial institutions went.

Selling your home? Something to remember when you have a showing

I know we all have a hectic schedule.  Many people work irregular hours and when deciding to list your home sometimes you have to rearrange routines in order to facilitate the sell.

Now, many of us in the Real Estate profession have seen some pretty amazing things.  Yesterday while showing homes here in Clarksville Tennessee my clients and I went from one extreme to another.  The first home was a DREAM to show - very nicely staged and very clean.  It certainly helped the sellers and the home quickly went to the top of the list.

A few homes down the list we finally got to one of their top picks on the list that we were going to see.  When we pulled up, the home looked very tidy but it was obvious the homeowner was still there.  I promptly went to the front door introduced myself and asked if the owner was aware that we were there to view the home.  He stated that he was and that his wife was asleep as she worked nights. 

Now, again, I got it that some folks work irregular hours, but again, when selling your home you really need to be mindful and prepared to adjust your schedules.  As an agent, if this cannot be helped at minimum you should place 'day sleeper' or something to that nature in the notes as to not surprise prospective agents.

This situation certainly caused the home showing to be uncomfortable for our clients and we did not spend the time we should have in the home.  While it appeared to be a well kept home my clients felt rushed as they did not want to disturb the person sleeping.

Moral of the story?  Have your home in good repair, have it well staged (no cluttered) and if at all possible leave the home during the period the home is being shown.

Your voice is heard by your elected officials

Folks, in these times, your voice does need to be heard by your Congressional Representatives and Senators.  You may not think that they are listening, but I beg to differ.  Your vote and VOICE does matter.  After writing our Senator in respect to the TRICARE issues, we find that the initiative on the table to increase the rates, and change the system for all Veterans and Retirees was quashed as it should have been.  I think this was mainly due to the many who voiced their opions.  Here is the letter from Senator Corker in respect to my concerns:

 

Dear Mr. Cash,

 

Thank you for contacting my office regarding a potential increase in TRICARE costs for beneficiaries. Your input is important to me, and I appreciate the time you took to share your thoughts.

 

Our nation owes TRICARE beneficiaries the best possible health care at the lowest possible personal cost, especially in times of economic uncertainty. Currently, no legislation has been introduced that would raise TRICARE's out-of-pocket costs. I assure you that I will be working with my Senate colleagues to make sure that our current and former military personnel are treated fairly. The information you have provided in your letter will certainly help my staff and I more effectively look into this issue.

 

I want to share with you that I have been a consistent advocate for TRICARE beneficiaries and providers. As you may know, on December 8 the DoD released its final rule reducing payments to hospitals treating Tricare patients. Prior to this rule's publication, I joined many of my Senate colleagues in signing a letter circulated by Senator Ben Nelson asking that DoD lengthen and improve the transition period in the proposed rule to prevent disruptive payment reductions. In response, DoD did increase the transitional payments for emergency rooms and hospital clinic visits outlined in the proposed rule and extended the transitional payments to non-network providers. While I am pleased that DoD made these improvements, I am disappointed that it was not modified to the extent that we thought appropriate for Tricare patients and providers. My staff and I will be watching this issue closely to identify additional opportunities to modify this policy.

 

I want to close by again recognizing the tremendous service and sacrifice of our men and women in uniform. They are patriots, and we owe them a great debt of gratitude for their work to protect and provide security for our country. As I continue to serve in the United States Senate, I will work to see that our service members and veterans receive every benefit that America has promised them, and to ensure that their legacy is honored and protected.
