Clarksville Humane Society - Speechless Sunday

Okay, maybe not so speechless - this little guy was at the Clarksville Humane Society when Pam and Ash visited.  Why they were there I still have not figured out, but this little guy was one day away from being put down.  They called and pleaded with me and being the hard hearted guy I was I told them to bring him home.  His name is Romeo, Ice Cream, BUBBA

An Analogy between Real Estate and Golf

As we move into the summer season, many of us enjoy the sport of Golf.  Today, many will hit the course in search of that perfect swing and that perfect shot.  Others will be watching some of the best in the sport from all over the globe participating in the US Open.  Pam and I will be continuing to develop our skills as a Real Estate Team serving the Fort Campbell Soldiers and the Clarksville Real Estate Market.

Golf and Real Estate have much in common whether you realize it or not.  While being a sport is definitely not one of the commonalities between the two, still similar traits must be found in both in order to succeed.

- Playing Golf is an art form according to many who are fascinated with the little white ball and chasing it all over the fairway in hopes of finding an equally little hole identified by the flag standing from it.  Real Estate is also an art, and much like the game of golf, many of the best Realtors in the ‘game' are fascinated by following the prospect all over town to find the perfect home for them.  It is an art in that you must master the following in both golf and in the Real Estate profession.

- Patience:  Ever heard a young person say they just don't have the patience for golf?  It is a game of patience and some just do not possess it.  Same holds true in Real Estate - especially in today's market.  You cannot get impatient when dealing with people.  You cannot ‘force' the issue or you will simply lose the sale.  In golf, you will simply pull your back out (been there, done that!)

- Persistence:  Golf is a game of persistence - you cannot give up after the first nine holes because you just can't seem to get your swing down.  Same holds true in Real Estate - you can't give up when a prospect does not turn into a client.  It happens - you dust yourself off, know that you provided the best you could and you move on to the next hole, er prospect.

- Dedication:  As in golf, you must be dedicated to the profession of Real Estate in order to succeed.  Dedication means taking time to hit the driving range, lessons with a Pro, and the putting green among other things.  Dedication in Real Estate is more than just a sign on your call, a blog, or a sign in a yard - it is follow up, it is late nights and sometimes weekends to ensure your client's needs are met.  It is also helping your fellow agents in need.

- Study:  To be a master at either the game of golf or in Real Estate it takes constant study on your part.  How many times have we seen Tiger change his swing?  Same holds true in Real Estate - it is constantly changing and you must be willing to change your swing in order to stay competitive in your market.

- The Perfect Shot shot keeps many golfers coming back for more.  In Real Estate, the great relationships we build keep up hungry for more - that and knowing that we made a positive impact in a family's life.

Remember, when you start to feel a little frustrated, or a bit down - that perfect shot is just one swing away.  Focus and follow-through.  Your Client will appreciate it and so will you.

Is it time to encourage Seller's to get a pre-appraisal?

Nothing can be more frustrating than to have a home come in under appraisal.  Pam and I have had three of our buyer's have their dream home appraise for less than the offer price - all of these within a matter of two months.  Certainly we are not the only ones. 

While the Clarksville market is certainly not inflated, we do have many home owners who are contemplating the sell of their home but that have not been in the homes for very long wanting to make a good profit on the other end.  Pam and I have lost a few listings because we told the owners the HONEST truth vice a price just to get the listing.  Again, I am sure that there are more agents who have lost listings for the same reason.

I once had an agent tell me that she did not care if she sold a home or not - she just wanted to have the listing and her name in the front yard...but I digress

Back to the main topic - is it time to recommend a pre-appraisal on a home prior to listing regardless of the size or area?  While it is possible that some are obviously overpriced but not all of them.

On the other hand, would a pre-appraisal give you piece of mind?  After-all, it is NOT the appraisal that will be used by the buyer.  That, coupled with the likelihood of the same person appraising for the buyer is slim to none.

What is causing this issue?  What can be done to protect the clients?

I will add that all three of these were VA Appraisals as the Clarksville and Fort Campbell area have a large population of Soldiers and their Families.

Possibly it is just a fluke, but I fear that it may be much more.

Clarksville Short Sales: A lesson in Compassion, Patience and Persistence

Pam and I recently completed a short sale here in Clarksville as the listing agents.  While I usually am very proud of our abilities as a Clarksville Real Estate Team and love to congratulate our buyers and sellers on the recent Clarksville Real Estate transaction, it simply is not the same when it comes to short sales in Clarksville or anywhere else in the Country.

Granted we did receive heart-felt thank yous from the sellers of the property, it simply is not something that you 'congratulate' someone on.  At least not in our minds that is.  Our Short Sale experience has certainly opened our eyes to many facets of the Clarksville Real Estate market and the Real Estate Market country wide (as it does not merely effect Clarksville).

First and foremost, when dealing with a short sale you need to have compassion as many times the circumstances surrounding the short sale are beyond the seller's control.  Many times these events are life changing and significant such as the loss of income, the sudden decline in health, a divorce, death in the family, or as has been seen many times in Clarksville, the PCS of a Family.  Coming to the decision that a short sale situation has become reality is not an easy pill to swallow for any proud person, thus another reason for compassion and understanding.

 

You will have to be there every step of the way, and many times go above and beyond what you would normally be accustomed to do in a normal listing.  Examples are dealing with the first mortgage holder, second mortgage holder and the owner all simultaneously.  Anyone who has been the listing agent on a short sale can attest that it is not that simple to find the right person with the AUTHORITY to make decisions when working with the banks that hold the mortgage - many long hours, numerous emails, phone messages, etc.  Constant communication with all parties involved.  This takes both patience and persistence as well as compassion when relaying messages from the bank to the owner or being able to empathize with the owner's frustration - being a sounding board of sorts, or a shoulder to lean on in other respects.

Listing agents - prepare your clients.  Let them know up front that the bank ultimately has the final say in short-sales and that the process is not a simple or fast process.  Ensure they realize that it can take months once an offer is submitted until the bank decides whether to approve or disapprove the short sale.  Additionally, ensure they have an exit strategy as while it may take months, the timing is unknown and the approval can come with a closing date within weeks if not days. 

Buyer's agents - same thing as above.  There are many buyers out there who are specifically looking for short-sale properties.  These clients need to understand that the process is time consuming and that the listing price is most likely a price that has been approved by the bank for a quick sale.  Obviously there is room for negotiation, but not overly so.  Again, while it may take months, the decision could come unexpectedly, thus look for a short term or month to month rental if you are relocating from another area.

In the end, our Clarksville short sale story was a success in that the owners and the bank approved the offer.  Beyond that, Pam and I hope that our clients will quickly rebound from this significant event and know that Pam and I will be there when they need us.  There is a light at the end of the tunnel.
