Speechless Sunday - Peeaboo I SEE YOU!

Pam and I have been working a bit out in the yard the past couple weekends.  This year alot has not been a groomed as we like to keep it.  It was certainly a pleasure for us both to be able to enjoy our yard.  I was thinking about getting into the lily pond and doing some maintenance till I saw Jake....

Now I generally don't mind snakes as long as I know two things:  (1) What type critter it is  (2) WHERE IT IS.  I got one of the two.  I am thinking Jake is a Eastern Brown Water Snake but no matter - he is a BIG OLE BOY and I aint about to wade into that water with him in there - NOT HAPPENING.

Ways To Make Your House Smell Good

Looking for ways to make your house smell good?  I know, you are constantly asking yourself - what can you do to add a special touch that makes your house smell one step beyond clean?  Use some common "scents," a little knowhow and a lot of creativity to make your house smell fantastic.

Use Your Good Scents

  

Many homeowners choose to use scented candles in their home.  As the candle burns, the oils melt and create a wonderful smell throughout the entire room.  Not only do these smell great, but certain scents can also be relaxing.  Lavender, for instance, is commonly used in aromatherapy and is believed to be a calming scent.  Vanilla, strawberry, cinnamon and even chocolate are also popular among homeowners who want to add a special touch to their home.

  

Good Enough To Eat

  

If you really want to make your home smell terrific, add a bowl of fresh fruit to the dining room table.  Oranges, tangerines and apples will provide a colorful centerpiece and a scent that's simply yummy.

  If you like to bake, there's nothing better than the smell of freshly baked cookies fresh out of the oven.  Of course, if you don't feel up to baking every day, you can always use a chocolate scented candle instead.

  

Make Your Home Blossom

  

If you really want to add a terrific aroma to your home, place a vase of fresh cut flowers in your living/family room.  A perfectly designed arrangement will act as a wonderful centerpiece, but will also fill the room with a wonderful smell.  Roses are terrific for adding an unmistakable scent to any room, but many other flowers will prove to be just as nice.

  

Everyone "Nose" Potpourri

  

A potpourri mixture, which contains dried petals and spices, is typically placed in a bowl and used to add a wonderful scent to any room.  A variety of mixtures are commonly found in any retailer's craft section or anywhere that scented candles are sold.  Potpourri is low maintenance in that it requires nothing more than being placed in a bowl and situated in the room of your choice.

  

Freshening Up The Air

  

These days, air fresheners are everywhere.  Why?  Quite simply, because they work.  Individuals who suffer from allergies may have a difficult time with some scents and/or brands of air fresheners, so be sure to keep this in mind when shopping.  Air fresheners are available in a wide variety of scents and are generally inexpensive, which makes them a nice choice for many homeowners.

Not so Speechless Sunday - I wanna ride I wanna ride I wanna ride!

At least that was what I was chanting to myself all day long.  Got back from Church, good lunch and a bit of hydration.  Pamela Ann said she would go out to show our clients some homes as I had scheduled to ride with a friend earlier in the week.

As it would happen, my friend did not get back from the lake as he had planned so I was left with a decision - to ride solo or to wait another day... A check of the weather showed chances of rain most all week so I figured I best go if I was going to get in some miles this week.

I knew it had warmed up, but I had no idea it was 90 degrees until I drove by the bank (and a bit humid) but I pressed on.  The route I had selected was one that I found on the Clarksville Cycling Club website.  I intentionally stayed away from the ones that said 'Hilly' and wanted to stay on the Sango side of Clarksville.

Heading up McAdoo Creek Road I felt great - it wasnt until I turned onto Wiley Brown road that I started to question my decision.  That road is STRAIGHT UP!!!  It was all I could do to stay in the clips.  I know I was at a crawl by the time I hit the top, but I did it - I did not stop and I made it to the top.  It took a spell to get my wind back.  40 might be the new 30 in spirit but I was feeling every bit my age at that point.

Anyhow from then on every slight hill brought anguish to this novice rider, but not once did I unclip or walk - I pressed on and continued to spin.  I thought for sure I had got lost a couple times as I never remembered seeing Pace Road on any sign (Might be because I was still in a daze when I turned off Wiley Brown).

Not sure what my average speed was as I did not take the time to reset my computer (rookie mistake I guess) but the 14.69 miles took just over an hour to complete.  Like with anything I dive in head first - one of these days that is gonna bite me back but hopefully not soon.  I am looking forward to next weekend's journey which I hope will be with my buddy and a bit over 20 miles (route already plotted)

The Clarksville Marina comes to life

Clarksvillians are excited about the opening of the Clarksville Marina.  I am right there with my fellow Clarksvillians and excited about the possibility of getting a Family Cruiser in the coming year.  Being developed by Greg and Lisa Batts who were the masterminds behind Prizer Point Marina & Resort the new marina is sure to be the shining star in Clarksville's River District.

The City of Clarksville has spent $25,000 in cameras so that we can all watch the progress of the Clarksville Marina via live feed.  Now, you just can't get much better than that.  I am looking forward to 2010 as it promises to be a grand year in Clarksville.  Certainly, the addition of the marina will boost the Clarksville Real Estate market as well as the Clarksville Tourism.

Wordless Wednesday - Cats at play

It has been a little while since I have posted a Wordless Wednesdaypost.  To our fans, my apologies.  Pamela Ann has given me another great shot in which to share.  As many of you know, we rescued a male cat (1 year old) from the shelter.  He was named Ice Cream, Ashley and Pam named him Romeo and I affectionately call him BUBBA.  He is a clumsy but lovable and playful cat.  Gabriella (the one under the chair) was our original cat and the Queen of the Castle so she did not take too well to Bubba coming into her kingdom.  She has started to warm up to him, but he harasses her to no end.

Have you ever seen a cat that will carry a toy around from room to room like a dog would a ball?  That would be Bubba!

Another Clarksville Home Sold by The Cash Team

July was a busy month for The Cash Team, with numerous Clarksville Homes Sold.  This was another Clarksville Home Sold by The Cash Team.  The Taylor's were sent to us as a referral.  A young military couple on PCS orders to Fort Campbell, Pam and I thoroughly enjoyed serving them.  I was a bit ironic that when Pam first contacted Mr. Taylor she asked him if she was married to the Tim Cash that was in the 101st Airborne Division years past.  She obviously stated that I had served with the storied Division.  Mr. Taylor informed her that he and I had served together - what a small world. 

As with every opportunity we have been blessed with to serve our Soldiers and their Families, this was another tremendous honor.  I wish SFC and Mrs. Taylor and their Family all the best and want to thank them for trusting The Cash Team in assisting them with their Clarksville Home Search.

What will it take to bring us out of the Foreclosure Nightmare?

Good evening all.  I pose a question to my Real Estate friends as well as my friends and subscribers to our blog:  What will it take to bring us out of the Foreclosure Nightmare?

Does anyone know?  Perhaps the answer is there, but it certainly has not been acted upon.  With the billions that have been poured out to the various banking institutions one would certainly think by now that we would be seeing a downturn in the amount of foreclosed properties on the market but this is not the case.

Our government (and us) will most likely never see a return on the money doled out in the past year (by both administrations) nor will we see a return on the auto industry bailout (unless you count the cash for clunkers as a return - I like my clunker and figure on keeping it a while).  So, what else can be done?  The $8000 First Time Home Buyer Tax Incentive has helped a little in moving properties around the country, but not to the extent that we need to see.

Banks are not letting go of properties as a severe loss as we recently saw first hand in a foreclosure transaction with Freddie Mac.  Our client's 'verbal offer' (yes, Freddie Mac did not want a written offer until an agreement was met) was approved by the asset manager and Vice President of Sales for Home Steps only to be rejected a week later because the bank that previously held the note 'had too much invested in the property'.  I can tell you that there was a $30,000 dollar loss had the transaction taken place but I am almost sure that this bank (and others) have been given protection.

I am sure that many Real Estate Professionals such as myself keep track of foreclosed properties in their area.  I check Foreclosed Properties in Clarksville every day to see what the trend is.  There are many that move, but there is also many that are batted back and forth between banks prior to an actual individual being able to make an offer on the home.  I am working on gathering some information over a year span to hopefully share with all, but it is time consuming and not easily queried.

In an effort to avoid a foreclosure one would think that the primary lender would be willing to work with a distressed homeowner in order see some return on their loan.  Again, sometimes this is not the case.  Recently we were working to assist a Military Family who has orders away from Fort Campbell to list their home as a short sale.  The comps most certainly would not support near the amount owed on the residence and yet the lender refused to review the short sale application until the home was marketed for at least 60 days.  As with many Realtors, Pam and I do not want to put an overpriced listing on the market as it serves no purpose.  We found out today that this lender has started 'preforeclosure proceedings' against this Family.

Certainly there are those who simply took a risk and lost, or those who simply do not or did not care.  But those are the few in my opinion.  There are far more homeowners who for one reason or another are in a bad spot and need assistance.  These are simple folks like you and I who go out every morning and try in earnest to make an honest living.  Whether they have been laid off, have received PCS orders, or have had a life changing Family event - they need assistance.

It is my opinion we have been going about this all wrong.  Instead of worrying about the CEO's and executives of the banking and auto industry's well being we should be looking out for the American people.  Certainly all that has been done thus far cannot be undone and it was all spun to 'benefit all Americans' but is it really?  Have you benefited from GM receiving billions?  How about the money given to Chase?  Has any of us? 

I think I know the answer to the above questions.  Unless you are a shareholder or executive in any of those companies, chances are you have not benefited.  Conversely, you have been slapped with a debt that will be transferred to your children and quite possibly their children.  But, wait a minute!  The stock market is up!!  Got to love that right? 

I don't know what the answer is folks and this is not a slap at either of the parties as I believe both have done a poor job to this point of standing up for what is RIGHT.  Possibly it is too late to find the right answer, but one can always hope.

I posted a while back in one of my blogs that the best thing our government could have done would have been to lower the interest rate to an incredible level for a period.  This was actually batted around sometime after by some of our elected leaders along with a $10,000 tax incentivefor any buyer whether first time, second property, etc.  I still think this would have went a lot further in helping everyday Americans than to pour out Billions with no accountability or paper trail.

To say that it frustrates me to read the articles or to watch the news would be putting it mildly.  I still hold hope that this great country and our great people will wake up and vote their conscience with no thought to the party affiliation.  We have got to get this train back on track and this won't happen until we hold those who are making the decisions accountable for their actions - actions that again effect everyday Americans and their children.

Are you Burning both ends of the Candle - Remember it is a Marathon

As with most 'Type-A' personalities I find myself burning both ends of the candle when it comes to my profession.  This can be a good thing as long as you don't mind setting aside other things such as Family, friends, hobbies, etc.  As my dear wife will tell you, I know two settings when it comes to business - PEDAL TO THE METAL and Full Stop. 

Possibly my years in the Military instilled this in me.  Being used to working 12 hour days for long periods to include weekends was the norm as many you have served or are serving now will tell you - so when I retired, I certainly did not see it in the definition that many would see 'retirement'.  You know, days of waking up with no apparent schedule, wondering if you were going to go fishing or play a round of golf.

No, certainly not!  Besides at 38? (40 now)  Who retires at that age - entirely too you and while Military Retirement Pay is not bad, it certainly is not enough to live off when you have a young one in the house and still have goals that you are wanting to achieve.  No, retirement is a bad term.  A second career or life would be more appropriate.

This past year has been tremendous for Pam and I - we have been blessed to have been afforded the opportunity to serve many clients who were buying or selling in the Clarksville Real Estate Market.  Much of this success came from many hours of work ensuring that our client's needs were met and hopefully exceeded which should be the norm.  Beyond that, we spend many hours blogging and social networking.

At first many within our office did not appreciate the power of social networking or the efforts put forth by blogging.  I think their interest has certainly been peaked now.  Social networking and blogging, while enjoyable to me is work and many who do it much better than I will tell you that a good blog is not quick nor immediate.  It takes much time and thought and depending on the content it can entail alot of research.

While my blogs are certainly far from the technical, I do believe my blogging style has developed and will continue to do so over the years to come.  I enjoy blogging about what I am thinking RIGHT NOW whether it be about our Great Country, our Great Military, the Clarksville Real Estate Market, my Family, etc.  No real science or strategy to it, just allowing people to KNOW me and Pam as who we are - no fluff, and no frills - just honest and upfront.  Guess what, it works - honesty always does.

Purchasing or Selling Real Estate is a major transaction in most every Americans life.  Not something that should be taken lightly by either the client or the Realtor representing them.  When people start the process, the first place most people go is the Internet - with searches such as Clarksville Home Values, Clarksville Homes for Sale, Clarksville Real Estate, etc.  We as Realtors want to be seen when these searches are ran via Google, Bing, Yahoo.  We also should want potential clients to KNOW not only what we have to offer, but who we are to a certain extent.

Pam and I enjoy a pretty robust social network and much to my surprise our blogs are seen all over the country and every day I get comments from people on various blogs from the simplest to the most detailed.  From people in the Real Estate Profession, to potential clients, to just folks who we helped put a smile on their face.  The last in itself is accomplishment enough for me.  I sincerely enjoy making someone smile - there is nothing better in the world than to see the light in a person's eyes.

Anyhow, to get back on theme here, I say all the above to say that I have burned the candle on both ends for sometime as has Pam.  This weekend was the first in a long time that we actually had the opportunity to focus on Family and the things we enjoy doing such as working on the home and in the yard.  This is not to say that we are going to be any less passionate about our clients both past, present and future - it is to say that we have come to the realization that much like life itself, the Real Estate Profession is a marathon and not a sprint.

Back are the Sunday game nights with our daughter (She has friends over tonight), the movie night and just making time for Family and Friends.  We will not stress over what the future will bring and concentrate on the here and now.  We will continue to condition ourselves for the long run ahead and ensure that we have rest stops along the way.

Thanks to our great network, our clients and our Friends the word will continue to spread about The Cash Team and our dedication to assisting Families in the Clarksville Real Estate Market for years to come.  Rather than sprint the short distance we will be here for the long haul to ensure your Clarksville Housing needs are met.
